For property investors weighing what this week's federal budget means: AFR sources report a one-year grace period on negative gearing changes.

According to 'people' familiar with the budget but not authorised to speak publicly, existing negatively geared properties will be exempted from any changes.

Existing properties acquired after budget night can still be negatively geared until 1 July 2027, but not after — an arrangement those sources told AFR was designed to prevent a rush into the existing property market.

From 1 July 2027 onwards, only new-built properties acquired after budget night will remain eligible for negative gearing, per the same sources.

On capital gains tax, the 50% discount on assets held at least a year will revert to the pre-1999 inflation-indexation model. New homes are expected to receive a carve-out, allowing investors to retain the 50% discount or adopt the indexation model.
