Buy land and wait for development, or wait for development before buying land?



Let me tell you a story.



Two investors; Mr. Lawrence and Dr. Frank, were both looking to buy property in Abuja to earn rental income.



They heard about a new estate in a developing area and decided to inspect it.



When they got there, the land was dry and cleared. Some access roads had been graded, there were signs of development like a general bore hole donated by a big company, and word was out that government projects were coming to the area.



But it was still bushy, and looked quiet.



Mr. Lawrence looked around and said,
“This place still looks empty. I don’t think I can make rental income here anytime soon.”



So he walked away.
