The Lagos Paradox: Why ‘Japa’ Is Making Rent Even Worse
In Lagos, the city that never stops hustling, a strange question is making the rounds:
“People dey leave, rent still dey rise. Who dey live here?”
You’d think that with thousands of Nigerians ‘japa-ing’, packing their bags for Canada, the UK, or the US, empty apartments would push rents down. But Lagos is defying common sense. Prices are climbing, spaces are shrinking, and the struggle for affordable housing is more brutal than ever.
Welcome to the Lagos paradox.
The Two-Way Traffic Nobody Talks About
The Japa wave is real. Nigeria’s educated middle class, doctors, engineers, tech experts are leaving in record numbers. In 2024 alone, over 52,000 Nigerians moved to the UK, most on work or study visas.
But here’s what’s less obvious: while skilled professionals are leaving through Murtala Muhammed Airport, an even bigger crowd is arriving through Lagos’s bus parks. Every year, hundreds of thousands of people from across Nigeria move to the city, chasing dreams of better jobs and bigger paychecks.
So, for every one person who leaves, several more arrive. And they all need a place to stay. That constant influx means the demand for housing never drops no matter how many are heading abroad.
The Diaspora Dollar Effect
Then there’s the money from those who’ve already made it overseas. Nigerians abroad sent home billions of dollars last year—not just to support family, but to invest.
And where do many put that money? Property.
With pounds and dollars in hand, diaspora investors have a serious advantage. They’re not just buying houses, they’re targeting Lagos’s booming short-let market. Think Airbnb, but Lagos-style.
In the past three years, short-let rentals have grown a staggering 263%, and revenues could hit ₦300 billion in 2025.
Great for investors. Bad for regular Lagosians. Every apartment flipped into a short-let is one less for long-term renters. Fewer homes = higher prices. It’s basic economics, but it’s hurting real people.
Why Building Our Way Out Isn’t Happening
You might say, “Okay, just build more houses.”
If only it were that easy.
Inflation is through the roof. The Naira is weak. The cost of cement, steel, and other building materials has shot up. Developers can’t afford to build, and when they do, they aim for high-end buyers, not the struggling middle class.
The result? Lagos has a housing deficit of 3.4 million units and it’s getting worse, up 15% since 2016.
Government “affordable housing” projects? Most are priced so high that the average teacher, nurse, or office worker can’t even dream of qualifying.
Laws Without Teeth
Technically, Lagos has a Tenancy Law meant to protect renters from outrageous hikes and evictions. On paper, it looks solid. In reality? Landlords raise rent as they like, often with just a month’s notice.
One tenant told us her rent jumped from ₦500,000 to ₦1 million overnight. No renovations. No upgrades. Just—pay up or leave.
The Human Toll
When rent doubles, people don’t magically make more money. Families are moving into smaller, overcrowded apartments. Others are pushed far outside the city, enduring three-hour commutes just to get to work.
The Lagos paradox isn’t really a paradox at all—it’s the predictable result of:
• Endless inward migration
• Diaspora money chasing returns
• Skyrocketing construction costs
• Weak tenant protections
Lagos is both a launchpad for those chasing global dreams and a magnet for those still hoping to make it in Nigeria. And unless housing policy catches up, the city risks becoming unlivable for the very people who keep it alive.
Lagos is still the heartbeat of Nigeria. But if the cost of living keeps outpacing the hustle, even the most die-hard Lagosians may start looking for their own ticket out.
