COOL STORY and a 2.4% SubTo deal in less than 4 hours.

Helping a disabled woman get deals this week surprised me! Jennifer is wheelchair bound and restricted on her abilities... but it didn't keep her from showing up yesterday. We had her take 50 minutes of action. Thats all she could do.

Here is what I learned and what we accomplished yesterday.

WHAT WE ACCOMPLISHED.
We showed Jennifer how to pull a list of houses in pain.

We focused on this stack...
Using DealSauce.io we pulled a list of 125 opportunities.
Market: San Antonio
Type of asset: Single family Co-Living capable
Pain Filter #1: On market (Agents)
Pain Filter #2: 100+ days on market.
Pain Filter #3: Low Equity (good for subto)
.
Jennifer sent 31 text messages to get me on calls.
Out of 31, 2 phone numbers were bad.
So 29 texts went out.
She received 8 responses from agents.
4 refused to talk to us because we said we were investors.
4 of them said yes to a phone call with her investor (me).

I spoke to all 4.
I set 4 physical appointments just because I like going to the houses.... although you dont need to.
.
First house appointment was yesterday. Seller asked us to send a contract. We will get it at 2.4% interest SubTo and put ZERO money down. We took Padsplit with us to verify the numbers.

Second, third and fourth appointments are all tomorrow and Thursday.

Jennifer will send out another 30 texts today and we will do it for only 1 hour.
