🚨 HOT TAKE: You don’t need to start a business to own one.

Most people think business ownership means:
❌ Starting from zero
❌ Burning cash for years
❌ Risking everything on an idea

That’s a lie we’ve all been sold.

The fastest, smartest path to ownership is buying an existing, cash-flowing business — and SBA loans are the cheat code everyday professionals don’t get taught.

🎯 I’m hosting a LIVE event to break this down step-by-step.

This event celebrates the launch of “How to Get SBA Financing to Buy Your First Business” and shows you exactly how real people use SBA loans to replace W-2 income with business cash flow.

👇 HERE’S WHAT YOU’LL LEARN (NO FLUFF):

✅ How SBA 7(a) & 504 loans actually work (plain English)
✅ How much money you really need to buy a business
✅ Why SBA deals get declined — and how to avoid it
✅ How professionals replace W-2 income with ownership
✅ How to evaluate a business before you make an offer
✅ How to use leverage ethically and intelligently

This is real-world strategy, not theory.

👥 THIS IS FOR YOU IF YOU ARE:

✔️ A W-2 professional feeling stuck
✔️ A high-income earner looking for leverage
✔️ An aspiring business owner
✔️ A franchise buyer
✔️ A first-time acquisition buyer
✔️ An investor exploring SBA-backed deals

If you’ve ever thought:
👉 “There has to be a better way…”
This is it.

The Secret to Maximizing your SBA 504 Loan Proceeds [SBA 504 Green Program]

https://youtu.be/bUVadiTYB7w

On this episode of the Investor Financing Podcast, Beau talked about an amazing program and the best way to finance multiple SBA 504 projects.

The SBA 504 Green program allows for an aggregate of 16.5 million in total SBA loan proceeds, which is typically capped at 5 million. It is a variation of the traditional SBA 504 program, which includes a senior loan and a junior loan, with the latter being the SBA piece. With this program, up to 90% of total project costs can be financed, with 50% as senior debt, 40% as junior debt, and 10% as equity injection.

DSCR loans, or Debt Service Coverage Ratio loans, are a type of financing option for real estate investors. When considering whether to provide a DSCR loan, lenders will take into account the expected rental income of the property in question. If the property is currently vacant, a rental survey will be conducted to determine the expected rental income, which will be used in the DSCR calculations.
