Pace of new listing growth slows preventing further inventory gains. Benchmark price is down 1% compared to last month and down 4% compared to last year.Month of supply went down to 3.5 months from 4 months reported last month. Excess supply of apartments and row houses are weighing on prices for those segments more than other property type. Detached houses citywide benchmark prices eased to $ 744,400 in October. There are pockets of market that are experiencing buyers conditions. Semidetached benchmark prices $683100 remain nearly 1% higher than last year. Row houses benchmark price remains at $431200 which is 1% lower than last month and 6% lower than last year with largest year to date decline in North and North East district with inventory levels 32% higher than long term average marking 4 months of supply . Apartments benchmark price is sitting at $318.200 with 5 months of supply down 1% compared to prices last month and 7% lower than last year with largest decline in North East and Southeast quadrants as these areas are facing significant competition due to resale market and significant supply of new home market.
