This podcast hit on something that a lot of people in real estate still do not fully understand yet.

The future is not just AI.
The future is not just branding.
And it is definitely not about shouting the loudest online.

Josh Phegan made a brilliant point. The people who win over the next 10 years will combine technology with genuine human connection.

That really stood out to me.

Dubai was also discussed heavily throughout the podcast and one thing he said was very interesting. Most cities react to growth. Dubai plans for it years in advance.

The conversation around the Dubai 2040 Urban Master Plan, infrastructure, migration, business growth and the long-term vision was refreshing because it is exactly what many people outside the UAE still fail to see.

A few other takeaways that stuck with me:

• Personal brands are powerful, but they do not always scale
• Human connection is becoming more valuable, not less
• The Middle East will create enormous wealth over the next 20 years
• Great businesses still come back to trust, service and relationships
• Technology should support people, not replace them

Also, Josh mentioned me and compared me to a toilet at McDonalds :-)
